A reservation request will be held for 3 working days after which, if the booking form/contract and deposit have not been received, we will assume cancellation of the request. All bookings must be accompanied by a non-refundable deposit of 25% of the total cost of the holiday.

To confirm your booking, we must receive a signed booking form/contract sent via  e-mail or by post.

The balance must be paid at least 8 weeks before the arrival date or 12 weeks before if booking more than 2 weeks, if not we reserve the right to treat your booking as cancelled. The person making the booking does so on behalf of himself and every other person named in the booking.  All guests must read and understand these terms and conditions.

Keys are sent out by Royal Mail Special Delivery a week before departure. Unfortunately we are only able to send keys to an address in the UK.

The deposit once paid is non-refundable. Once the balance of the booking has been made this is also non-refundable.

Cancellation will not take effect until written confirmation from you has been received.

If you cancel your booking within seven days of us receiving your initial deposit we will refund the balance of any money you have paid to us, providing the deposit is paid eight weeks or more prior to departure. Refunds may not be possible when booking less than eight weeks before departure.

If you cancel your holiday during the eight weeks prior to your holiday departure date a further charge will be payable. If cancellation occurs within 4 weeks of your holiday the whole amount of rental is non-refundable (security deposit will be returned to you within 3 weeks of cancellation).

We strongly recommend that you take out cancellation insurance cover (see below*).


Holiday insurance is essential when booking your holiday.  Please note that no responsibility will be taken for guest’s possessions, or for injury, illness or death, however caused, whilst you and your party are staying.  *When purchasing your insurance, you should consider cancellation cover.


All British citizens including children and infants, require a passport. Temporary passports are not accepted.

Property access and vacation:

In order that the property may be serviced, access may only be gained after 3.00 pm., on the day of arrival, and you must vacate the property by 12.00 am on the day of departure, unless by prior consent.

Breakages and cleanliness:

A security deposit of *£250 is payable 8 weeks prior to arrival.

*This covers any damage, additional cleaning costs or even noise pollution during your stay. Providing that you treat the apartment with respect, and leave it as you found it when you checked in, you will receive your full deposit back within 14 days of your departure. All damage to the property and its contents will be charged accordingly. Damage to larger objects should be reported to our manager as soon as possible and must be paid for.  It is expected that you will replace minor breakages as a matter of courtesy. All guests should treat the property with respect and at the end of the rental period leave it clean and tidy and in a similar condition to that in which it was found. Any additional cleaning costs incurred will be deducted from the deposit. In the interest of discouraging pests, rubbish must be disposed of correctly and in the prescribed manner at all times.  Please note that the use of OILS, FAKE TAN LOTIONS, TATTOOS, or any other products that may stain the sheets and towels should be avoided, otherwise charge will be incurred to compensate the damages.

Deposit will be returned within 2 weeks of our receiving the apartment keys.

Please note that for the comfort of all our guests we have a no-smoking policy in the Apartment at all times.

What is included in the price:

The rates for the apartment accommodation are based on weekly rental for up to two guests.

Additional guests are strictly by consent of the owner and must be named & there may be additional charges.

The price includes water, electricity, linen (excluding cot linen), and personal bath towels. Additional housekeeping may be arranged by prior request, subject to availability, and paid for locally.
